We had a great FIRST trip to Newport, RI. Can't wait to go back.
The owners were very helpful and obviously experienced at providing excellent hospitality towards their guests. The location was excellent and having the parking lot on the premises was super-convenient.

Too many 'rules' and felt a little uncomfortable in public areas (dining room) as were 'being watched' for everything we were doing (such as putting tea bags or coffee cups in wrong place)
Central location. Big room with private balcony.

We are not sure exactly what “rules” you are referring to as the only formal rule is that smoking and candles are not permitted in guest rooms by state law. Excellent cozy inn right in downtown Newport
Location was great within walking distance to all the restaurants and the water.
Staff was super friendly and knowledgeable. We would definitely return.

We would go back, the location was wonderful and the hosts do an excellent job!!
The bed could use a new mattress, it has two deep pockets from use over time. It was comfortable enough, but a bit hard to move around.
Breakfast was very good. The hosts were very helpful with our early leaving schedule on Sunday AM. They also helped take care of a small article pick up for a friend.
Cozy with with the BEST Breakfasts in town!
Only thing I would mention was the air conditioning wasn't the best in our room at night.
I loved the room, it was the Ida Room. It had a huge King Size bed, private bathroom, and a little balcony. When we first got in the room, the owners had little cupcakes waiting for us as it was our anniversary. The room was large, and cozy. the breakfast every morning were AMAZING!
